Despite not being centrally located, the friendly staff and value for money offered at Mother Land Inn 2 make this a solid choice for those on a budget in Yangon.

From the airport, the fastest way to Motherland Inn 2 is around the city of Yangon. It sits near the river just inside the main city boundary in a typical local neighbourhood, which makes it a bit quieter with a more rural feel. Guests come and go into the late morning lounging on patio tables with the included Western or Burmese breakfast options. During the day and evening the restaurant stays open serving staple local and Chinese foods along with tall bottles of beer.

The staff behind the well-run 24-hour desk are helpful — and this is one of the few guesthouses in Yangon that has staff who actually answer their email. They are knowledgeable too when it comes to travel transportation and offer ticketing services and advice, and even will let you use their address for receiving mail post. One of the best things about Motherland 2 is that they have a free daily shuttle that goes to the airport twice a day, which means you can immediately put an extra 15-20,000 kyat back into your pocket that normally goes to airport taxis. WiFi is free, computers are available for use for a small fee and laundry service is offered.

The rooms themselves are quite charming, well kept and clean, with wide windows, a TV and simple table. Fan and air-con options keep things cool while the bathroom has hot and cold water and continues the good standard of cleanliness. Single rooms start at US$22 for a shared bathroom, US$24 for a private bathroom and US$25 for a private bathroom and air-con. Doubles start at US$25 for a shared bathroom, US$28 for a private bathroom and US$30 for a private bath with air-con. A triple is US$37.

Even though they are outside of downtown, Botataung Paya, Sule Pagoda, Bogyoke Market and many tasty and local restaurants are within reach of a 20-30 minute walk, which is full of city life. You can also take a taxi for 1,500-2,000 kyat or walk a couple of blocks to the local bus stop and cram yourself in with the other passengers for about 200 kyat. Overall, the location doesn’t become too much of a hassle, and with such a great staff and reasonable Yangon prices, this makes for a good Yangon pick.
