Clean, simple and central

What we say: 
Close to the centre of town, Sabaydee offers simple clean rooms in a multistorey concrete building. The hard beds come with fuzzy blankets and the hot water bathrooms are spacious by Lao standards. You also get a TV and small bedside table but not a lot else. Some will love the communal areas on each floor where you can surf the WiFi and relax with a beer, but others will hate them when a group of louder people use the space late at night for a mini-party. Not a bad budget choice.

Nice Mekong view
After staying one night at the unfriendly Friendship Guesthouse, we moved to Sabaidee Guesthouse. Compared to the first one, Saibadee Guesthouse looks like paradise. Warm welcome, large rooms with hot water, and on the second floor, a large terrace with view over the Mekong, where you can stay working with you computer and/or drinking beer. Just notice that, as most of the Guesthouses in Huay Xai, there is no wi-fi. If you need a good internet connection, you will cross the main street and go to one of the three Internet shop. We paid 90 000 Kips for a double room with bathroom.

Easy option
Northern end of main road. Good clean room with bathroom. Good shower and comfortable bed. Close to the Gibbon Experience office if that's what you're there for. We paid 85,000 Kip for a double with fan in Feb 2010

Nice place.
Clean. Simple. Friendly. Tv. Hot shower. Some rooms with Mekong view. 90,000 kip. (they started at 100,000 kip)

not bad
Agree with most other comments above. Only additional comment is no internet but there is a cyber cafe directly opposite. To get there go hard left as you come to the T intersection above immigration, its only a few hundred metre walk, forget the taxi touts. The small restaurant by the cyber cafe is excellent!

Supposedly the best in town
Stayed here for one night in a fan cooled room for 70,000 kip (which is what all the guesthouses in town seemed to quote according to other travelers). Room and bath were clean. Bed good but hard (a hard bed in SE Asia, who would have thought). A couple of other travelers I met looked around some more and came back. Location is good and they do have some nice shared areas for sitting. I think this place is about the best you are going to find in town.

Enjoyable stay
Yes spotless, yes hard beds but not too hard. One of the few places where the bathroom drainage actually worked and you didn't get wet feet when you went for a pee. We had the two top back rooms - great. US$6 per room.

a nice place to stay
This place is not only polite, spotless, and inexpensive, but the building is gorgeous. It has a very nice feeling to it. We did not find that the beds were too hard- we were quite comfortable. We paid USD 7, and had a very clean room with private attached bath with hot shower. There is a pretty balcony on the 2nd or 3rd floor common area, over looking the one street in Huay Xai. I would stay there again.

Very clean, hard beds
Sabaydee guesthouse is extremely clean, well managed and has very hard beds. Those were the only reason to leave it after one night. But definitely it is a very good guesthouse with good value for the money. We paid US$6 for a double with fan and attached bathroom.

EXcellent place to stay
The rooms and bathrooms are spotless here. We didn't have any problems with the beds being hard. Try to get a room on the second floor at the rear of the building overlooking the Mekong.

Surprise 2
Surprisingly, I paid/was quoted 200 baht or US$5 during the high season. The place is so spotless, you'll feel guilty walking in with dirty footwear. Shiny tiled floors, polished doors and clean bathrooms. Yes the beds are rock hard, to endure many years of use. Tip: Roll out your sleeping bag or Thermarest.
