Kangkhong Villa Guesthouse
Very good value, though not on the river

What we say: 
Set in a large wooden house back off the river, Kangkhong Villa is the best option in town for an old-style wooden place that doesn't blow your budget. Rooms are well-sized and well-furnished, with nice built-in shelves and charming woodwork throughout. Try for an upstairs room though as the downstairs ones are a bit dark and cellar-like. The deluxe doubles are pricier because they have two windows. Air-con rooms are also available. A sitting area upstairs lets you survey the spacious gardens and the distant river.

Wanted to check-in in Nov 2012 (high season) - the place seemed deserted, and no indication of any temporary closure !

Good choice
A nice and big room, but bathroom was small and very lao style. Beautiful garden outside, a good place to stay. We paid 50.000 Kip

Just ok
Room was spacious and clean. Private bathroom was not clean (razor shavings and mouse******in bathroom). Owner was polite but not around during breakfast so we could not eat there. It is off of the main drag and fairly quiet. Note that the AC and fan rooms are one and the same - you just pay extra if you want the AC turned on. Overall it is an ok option if you only want a fan room but not good value if you want AC. If you want AC try Phoukong Guesthouse - rooms are the same price but brand new and much better value-for-money.

Great place
This is a great place to stay. There is an amazing atmosphere at the balcony where all guests gather around to chat and play games or just hang out. The rooms are nice and clean, with a private bathroom. Breakfast is served on the balcony. Location is great right next to the boat landing.
