What we say: 
A spin-off from the popular backpacker spot by the river, the new building further down Francois Ngin is bigger and cleaner than the original. They've followed the same formula for the rooms and guests can choose from fan or air-con, attached or shared bathroom. Rooms are large but under-furnished, though appliances like wall-mounted fans and mini-fridge stocked with complimentary drinking water are brand new. All rooms have a window but the guesthouse is so close to the neighbouring building that they really don't let you see much at all. A couple of rooms have private balconies and are usually the first to be occupied. You can buy drinks from the reception area on the ground floor where there's a communal seating area. Staff are competent and offer a range of services like laundry and bus tickets.

BE CAREFUL FOR VISA
I wasn't staying at the guesthouse but i came to rent a bicycle. as the staff was looking very nice, i did my vientamese visa over there. BIG MISTAKE!!! the staff ask me to complete a form. I told the woman that i will go in vietnam only in 2 weeks, so i asked her what date shoul i put for the form. It was the 5/03 and she told me to put this date because anyway, i'll get a visa who will be available for 3 months, and my 30 days will start when i'll enter vietnam. i trusted her so completed as she told me. but big suprise, when i received my passport back with my vietnam visa, i saw the visa was different. It doesn't say i have 3 months to enter the country (like for cambodia or laos), it said my visa will start the 5/03 until 5/04. So i asked the staff why it say so, they told me ''no worry you will get your 30 days when you will enter in vietnam'', i prefered to check because i am supposed to leave vietnam middle of april (i have a flight booked) so it will be a big trouble for me if i my visa will expire the 5! I finally learned that the vietnamese visa is different that the one for cambodia or laos, you have to put the exact date, if you put 5/03 to 5/04 you don't have to enter the country the 5, you can enter later, but your visa will still expire the 5/04! so i went back to the hostel, to told them it's not good and that they did a mistake and have to change my passport. It was an other lady at the reception, she wasn't nice at all, she wasn't almost listening to me (too busy to watch TV), then she started talking to me in a really not nice way, she told me i worry for nothing, anyway i can do visa at the border, i can changer the date at the border, or i can esk to get more days for my visa.. or it is impossible to get vietnam visa at the border, and if you want to change the date you have to pay extra and have to do it at the embassy not at the border. I told her what she was saying has no sense, that i want my news visa. So she called the woman who told me the visa will be available for 3 months. i try to explain to 4 different staff that what they were saying was wrong but nobody trust me. I finally have to take one staff with me, walk to an other shop in the street like this the women could explained her they were wrong. After more than 2 hours, they finally said they will change my visa the next day. I was planning to leave early morning but i changed my plan to get my visa. Next morning i went back at the hotel at 7.30 to be sure someone will go to embassy to change my visa, but the staff were different and they didn't know anything about my problem. I had to spent 1hour again to explain. And they finally accept to change the date for me. what i wanted to say is that guesthouse have visa service but they don't know anything about visa. And they don't care about getting you in trouble, everytime i try to get to talk to them seriously about my problem, their mistake, they just left go have a drink, watched movies.. they really didn't care about anything. I won't recommand this guesthouse at all, as the staff could like friendly but are really not!

average with bad wifi
s/d 60k Kip in Aug room: seemed clean, attached bathroom / hot shower / western toilet, blankets, towel (but it seems you need to ask for it when arriving), soap, toilet paper, fan, mosquito net on windows, ?optional A/C, free wifi (captive portal with individual login/pass, no key, seems filtered - no ssh, torrent app crashing/blocked & very slow & uptime limit 12h ... - others outside wifi networks could be accessible and better), power outlet (1 + 2 in bathroom), power on key (no electricity when out ... can't recharge battery during day), trashbin, window on wall (but common at this price), bus/visa service, laundry 10k/kg, checkout 12h last, it seems the water circuit is cut during the night (early morning, I had to ask reception to get a shower; probably because of some water leakage) probably better to move to 70-80k/night range

Nice Place, quite new
Stayed in a nice big fan room with 1 double bed, private bath with hot shower for 60,000 Kip. All rooms have A/C, but it's an extra 20,000 for the remote. The room was very big but pretty much empty except for the bed. It was nice and bright and fairly quiet. They have free wifi but it was painfully slow most of the time. I was there for 2 nights at the end of September.
