What we say: 
Cheap and Clean boasts their card, and it's not far off the truth. We trudged up the stairs of the tall and narrow Lek Guest House expecting some pretty dire offerings, but were surprised by the cheery staff and an airy reception area. There's no denying the rooms are basic (all are fan-cooled with shared facilities) but they are clean and the staff cheery. Lek Guest House is one of the cheapest guesthouses right on Khao San Rd, so if you're counting your baht, look no further. It doesn't have many rooms and fills up fast, so be quick.

Not that great
Yes, it's cheap. But there's other cheap places that offer more for that money. Very noisy, not very social (or English speaking) staff. After the second night of sexing neighbours and loud music from Kao San Road, I ran out... ;-)
