What we say: 
Tim Guesthouse has been through a few owners over the years, and the latest is Wimonrat, a young Thai woman who speaks good English and will happily give loads of advice on the area. Out the back of the guesthouse she has kept all the excellent information on the Sri Chiang Mai area accummated by the old owners and managers, so if you've got the time, Wimonrat will be able to point you in the right direction of stacks of things to do. The rooms are clean basic fare - don't expect the Ritz and you won't be disappointed. Across the road right on the boardwalk, they've set up tables, chairs and umbrellas - very comfortable in the late afternoon.

Damaged by Flood and Closed
Stopped for the night in SCM in December and found that Tim's had been damaged by floodwaters, and abandoned by the relatively new owner, perhaps temporarily, perhaps permanently. Nobody was really sure. Whether or not it was to reopen was not clear, but it did need a lot of work and wasn't going to be opening anytime soon. The rating numbers associated with this post are irrelevant.

Hard beds but friendly people
The owners, Wimonrat and her mother are really helpful and friendly. Her mother even took me on the back of her scooter around the town when she had an errand to do. The rooms are basic and clean. But I didn't sleep so well as the mattress was very thin and the bed so hard and the pillow was very fat.
