What we say: 
Quite some work has gone into making Sri Pat look good. Nice rooms have elegant styling and full amenities, like air-con, telephone, fridge, TV with English-language programming and a hair dryer. Bathrooms are small and green, with the hot shower separated from the rest of the bathroom -- not common in Thailand. Fan rooms are a cheaper alternative, but don't have the facilities.

Nice and clean
We really enjoyed our stay at Sri Pat Guesthouse. The rooms are very clean and well equipped with fridge, closet and safe. We also had a tiny balcony. The price was B 750 in Sept. The Guesthouse has a swimming pool, although we did not use it. We recommend this place!

Stayed 7 Nights -- Absolutely Fabulous!
I stayed here for seven nights while in Chiang Mai, and thought numerous times how pleased I was with it. The double-with-A/C-and-private-bathroom room (1000B, no long-term-stay discount) was plenty big for my husband me; the desk and built-in luggage rack were great perks for keeping us organized, as was the closet stocked with hangars. The fridge came stocked with the most affordable minibar ever, featuring 10B bottled-water and 15B cans of beer. There was also an honor-system refrigerator downstairs if yours runs low. Rooms are vigorously cleaned every day, pillows are plenty plump, and towels thick enough to do the job. My only complaint was construction noise both inside the guest house and next door -- three of the days we were there were filled with the intermittent whine of an electric drill (making it impossible to nap), and every day there was banging next door. I hope that will be done soon. The location is great! Self-service and full-service laundry available almost next door, row of street food stalls a block away, cheap Internet cafe, and wonderfully close to the market on Soi 6.

Chiang Mai's Secret
Sri Pat Guesthouse was a place I would definately return to. Rooms were gorgeous, cool and the fridge was a lifesaver. We made friends with the friendly staff and the manager even gave us some native lychees from his garden to try. Sri Pat is central to everything and has loads of facilities near by - laundries, massage parlours, food, markets, wats... the list goes on! We had the nicest Tuk Tuk driver who never pressured us to take us anywhere, but he was more than happy to drop what he was doing to help us. I would say a stay at Sri Pat is a must when in Chiang Mai!

Great Location, go next door for breakfast!
This is a great spot. 900 baht (low season price)for a double with air con with excellent new bathrooms. Friendly staff too and a hop skip and a jump to everything you need in CM!

Friendly and clean
We stayed just a few days here when we first arrived in CM. Our room was one of the fan rooms, which had a really nice warm water bathroom and a wee private courtyard area. Also there was a common courtyard area out front. The staff where extremely friendly and willing to help and they have a restaurant, tour booking desk (never saw staff at it though) on site, and have free internet in the lobby. We paid 350 for our room. The only negative would be that the fan rooms are located at the back of the complex and are hemmed in so are very dark. We didn't see any of the air-con rooms but these are suppose to be top notch. Conclusion, great place to stay but we couldn't handle not having any sunlight.

My girlfriend loved it
The hallways and the rooms were clean, sharp, and stylish. Fridge, cable TV, very hot water, great breakfast in the morning. Our double was 900 baht and definitely worth it. Very friendly and accommodating staff.

Quite nice
Spent 3 nights here during Loy Krathong. It's in an ideal area for exploring and the owners are helpful, friendly & respond to email inquiries. Rooms are comfortable but are a few hundred baht more expensive than what's listed on this site. The great banana pancakes at their cafe will be truly missed!

Good option
I stayed here for 2 nights in February 2006. It's clean with a good location within the old city. The service is friendly. Slightly more expensive then some surrounding guesthouses (about 800 baht - $20)

Stylish, clean and homely
We spent a lovely couple of nights here. The owners and staff and extremely friendly and the rooms are beautiful. Easily the best guesthouse we've stayed in in Thailand.
