What we say: 
Once in a while you come across a truly excellent enterprise, and the 3 Sis Guesthouse is certainly that. Set in a quiet back soi, this charming business is run by three welcoming and friendly sisters whose home-stay environment is truly special. The rooms are spotless and well decorated with carpets and plush bathrooms, the small common area downstairs is personal and cosy with a smattering of plants, and the food is quite excellent, particularly the inclusive breakfast. A fine option if a little far from the action. All rates include breakfast.

Disappointing
I read such great reviews on this site that I booked a room at the b&b for my first night in Thailand, but I must say I was disappointed. Though the reception and communal areas were lovely, and the staff were very helpful, my room was pretty drab, lacking in the character or style I was hoping for and generally not somewhere you wanted to spend much time. Sheets were synthetic - not what you expect of 1,000 baht a night. luckily I was too tired and jetlagged to care, and moved swiftly on to better things...

Great location, incredible staff
I love the 3 Sis. Located right across from Wat Chedi Luang (which makes navigation super easy in addition to offering nice views) in the heart of Old Chiang Mai, away from the tourist traps and bars, but still convenient to everything. The place is a great value for the money, clean, comfortable, attractive, etc. But the real draw here is the super-friendly, highly dedicated, amazing and wonderful staff. They blew away my expectations and literally made Chiang Mai the best part of our trip to Thailand.

Great Place
My girlfriend and I travelled for a month and 3sis was probably the best place we stayed at. The lobby is beautiful. the rates are very good. We stayed in a double in the B&B. Great service. Super nice staff. Highly reccomended

Wonderful - Highly Recommended!
Staff was so friendly and helpful it felt like a home away form home. We stayed 8 days and felt so sad to leave. The rooms were very cozy and a good value. There are cheaper places to stay but none as nice as this... We would recommend it to ANYONE... no complaints whatsoever.

Loved it
Just spent two nights here, and it's without doubt the nicest place we have stayed so far. The things that impressed me are the location (close to all the sights), the lovely open foyer with seating area, the free internet and wifi, the friendly and helpful staff, and the decor. The room was lovely, with air con and a nice warm shower. I would recommend staying here to anyone.

Best in Thailand.
Throughout our trip in Thailand, the 3sis guesthouse -- or minihotel, really - was the best value for the money spent. Where some places were overpriced (especially down South), and others cold in personality, 3sis was well-priced, warm and friendly, immaculately decorated, very clean, and included many amenities that other (more expensive!) places charge for, from front desk service to free wifi. I wouldn't hesitate to recommend this beautiful guesthouse to the traveler. Sure, you can find cheaper, but 3sis is an oasis in the old city, perfectly located next to several excellent restaurants, local hangouts, and arts, clothing and craft shops, as well as a leisurely walk (or short tuktuk ride) from any location you might want to visit in Chiang Mai. I would certainly stay there again. Thanks to the staff for making our stay truly pleasurable.

Clean, modern and friendly staff
Me and my boyfriend stayed there in July 08 and it was awesome! Rooms really clean with great bathroom and wire nets over the windows to keep (most) mozzies out. Our package incl breakfast at their cafe - decent portions and well cooked. The staff were always friendly and helpful. Location is good too - right on the main road where the markets are and across the road from a main temple (easy to get tuk tuk drivers to drop you off at the temple). The rooms are round away from the main street (the cafe out front) so not noisy at all. Would definitely stay there again

Great place!
My husband and I stayed here for about five nights....wonderful wonderful wonderful. The staff could not be nicer- they speak great English and are eager to help in any way possible. The rooms (we stayed in the new addition) are immaculate and very tastefully done. The food is superb. I can't say enough about this place. When the new addition is fully planted and operational, it will be an awesome place to hang out as well. Highly recommended!

Will definitely go back
Just stayed at this lovely place and it is a great value for the quality of accommodation. Very clean, love the screens on the windows if you prefer evening breeze to air con. Staff are friendly and knowledgeable. Easy walk to restaurants, temples. I prefer the quieter location away from the night market. Will definitely go back.
