What we say: 
This old Chinese-Thai hotel has prison-style rock hard beds set in non-descript air-con/fan rooms. The bathrooms are clean but basic. Most rooms have a small balcony and a tiny window. Although it's pretty impersonal here it's not bad value if you want an air-con room in the centre of town, especially if you prefer to avoid guest houses. Rooms are serviced daily and there is a 24hr reception.

Nice room for a nice price
We stayed here for 4 nights and were very happy. The room is spacious, the bathroom was large, and they cleaned the room every day. We payed $350 for an aircon with private bath. The only downside is the shower didn't get super hot, but was nice enough.

Perfect location & good price
Right in the middle of the old city, walking distance to any and everything you could ever need in Chiang Mai. Travel agent in the lobby. Scooter parking even if you rent one from elsewhere. Rooms are sparsely decorated but very clean and bug free. Fan + hot water was 270 baht. Kind, helpful staff. Elevator. No internet. Perfect for people who are looking for budget accomodations but aren't looking for the 'party' atmosphere that guesthouses sometimes provide. I'd definitely stay here again.

Definitely recommend
The hotel is centrally located, conveniently close to everything. The staff was very, very nice and helpful. The rooms are ample in size and spotless clean. Pros: location, nice staff, comfortable room, elevator Cons: no common areas where you can talk to people, no internet, no hotel ''personality'' I would definitely recommend staying at this hotel.

Best deal in town
Sumit lived up to its Lonely Planet hype. For 250B, I got an enormous, spotless room, with a clean, sizeable bathroom, small patio, small armoire, and a couple tables and chairs. This is mid-range at budget price. I will agree that it's got a cell block aesthetic in the halls, but who cares? If you are looking for a more boisterous backpacker scene with a well worn lounge, then this is not the place. If you're looking for good value for your money and some peace and quiet, this is perfect.

Prison
Sumit Hotel is built like a prison: concrete all over and very spartan. Spotlessly clean, however, and if you like hard beds (we do!) it's good value for money
