What we say:

Eastern Chiang Mai was a happy hunting ground for us and another of its great deals is Huan Phing Phu Boutique Guesthouse. It's an old teak house that has been done up and opened about a year or so ago, we're sure they'll do very well. Care and effort obviously went into a small but lovely garden sitting area and immaculate rooms. There's a large balcony with cushions and the 11 individually decorated rooms would hardly look out of place in a boutique Lanna resort. It has a polished teak floor throughout that was so clean on our visit we'd have eaten off it. It's a commendable spot and for what you get, ridiculously cheap. All rooms come with air-con, flat-screen cable TV and hot showers.
