For the price, the Tapae Place Hotel is a pretty good deal if you're after standard cheap hotel fare within easy walking distance of Chiang Mai's central attractions. The hotel is pretty clean and has well-kept rooms, all with air-con, TV and hot shower, with a pleasant Thai-style theme. There's a spa and restaurant just off the quaint lobby, and internet is available for guests. Rates includes breakfast.

Received reply to email enquiry within a day. Was quoted a double air-cond private bathroom room rate at 780 baht/room/night (Nov 06) vs the rate advertised here.

This hotel charges 650 baht for a good sized room that is clean, has air con, cable TV, fridge, includes breakfast, etc. Compared to guesthouses for 300 - 400 baht, this is a great place to stay.
