What we say: 
Tip Inn has an inviting-looking cafe downstairs, but the rooms, up a steep and dangerous set of stairs, are flavorless and drab. Pricing can be a little odd. We were shown one double room on that had an attached bath with warm water shower for 300 baht and then a triple room with shared bath that was priced at 400 baht. Go figure. The staff had difficulty communicating with us in both English and Thai, and during most of our attempts to check the rooms stared at us like we'd just arrived by spacecraft. There are more comfortable and better value options elsewhere on Boonyawat Road.

cheap, good location
I stayed there one night, enough for Lampang. Great location in Taladkao rd, the nicest in Lampang. THB150 for a single room with fan and mosquito net, shared bathroom with hot water, no electric outlet in the room.
