Fails to live up to reputation

What we say: 
This is a longstanding guesthouse; (and it unfortunately looks that way as well), ramshackle and sprawling spring to mind with corridors, balconies and stairs all over the place but it's currently undergoing an upgrade so we'll reserve judgement for now. All rooms were being converted to en-suite when we passed by in September 2009, but there's a lot of work needs to be done. This place used to be good -- many years ago -- and whilst we wouldn't really recommend it in it's current state it may turn out ok. There are quite a few different rooms and the prices seem to be a little 'spur of the moment', so haggle for good deals. The elderly couple that have run this place for the past 20 years are starting to encounter health problems and it remains to be seen whether their son will fully restore or ruin the reputation.

What a shame!
The potential of this place is incredible! Right on the river with beautiful terraces and views. Its almost as if noone cared. Heard that there has been a change of owners so lets hope they can clean the place up and make it what it could be.

Funny place!
The best rooms are on top floor and are called VIP-Rooms. For 400 Baht you get a large bed, air-con, a huge terrace and TV. You also can have a shower while sitting on the loo. Avoid the cheaper rooms on basement level; they are mouldy. It is a wooden building so it can be noisy. They don't serve food. Overall not to bad. We'll see about that in a year....

Very Nice
I stayed here in December 2007. The balcony view was incredible. Room had a fridge and a cushion in the balcony chair (the first I saw anywhere and welcome after a 275k motorcycle ride) and a view to die for, all for 250B. Owner was laid back, friendly, and helpful when I needed it, left me alone when I wanted to be left alone. Can't get a river view for this price anywhere else in Mae Sariang. I would definitely go back there.

Yes, it's a great view of the Yuam River, but everything else was a disappointment. Staff is negligent both in customer service and upkeep. The bathrooms were small, dank, and smelly. The rooms are tiny and cramped. You're better off going across the street to Northwest Guesthouse for the same price range.
