We are hoping to stay in railay this coming new year and would love some advice on cheap accommodation. Basic is fine, but clean and rodent free please!

This isn't going to be massively helpful, but there is a set of bungalows away from the beach near the cheaper side. Its along one of the paths that connects the west and the east. I stayed there for 300B and it was clean and comfortable.

Google Garden View. You want the East Railay place, not Ao Nang.
Ya Ya is an old East Railay relative cheapie - but popular, likely to be booked out.
Rapalla is another - less expensive but popular in peak.
You could look up in the high valley behind East Railay - I've stayed at Railay Cabana which is likely to be cheapest. Also Google Phurit Valley, but that joint has headed upmarket in recent years.
The high valley track continues upwards and crosses the high saddle to Ton Sai, the climbers'/travellers' beach. Lotsa cheapies as you enter Ton Sai from on high - being so far up from the beach (well, probably 10-15 minutes walk down to Ton Sai beach) they tend to be last to go. Most cannot be booked online.
