I'm looking for places for under $10 USD per night that are clean.
Ideally, with private bath/shower.
AC would probably be asking too much.
Any 'insider' tips on cool beach spots would be great too.
Thanks, Marcus

Marcus,
Check out the listing on the Travelfish website here for those areas. The write-ups aren't ads. They are written up after first hand visits by Travelfish researchers. Many of the listings include comments and feedback too from people who have stayed there. That's about as insider as you could ask, and the info is already right there for you.
I've checked out the write-ups on the site for most of the places I've stayed throughout southeast asia, and the overwhelming majority of them said exactly what I thought too.
Anyway, a good strategy you could try is to book a room based on the write-ups for your first night or two in a given area, and then have a look around and chat with other travellers to get some ideas once you are there. Odds are you'll find exactly what you are looking for in your price range that way. Cheers.
