I'm staying at this moment at one boutique Guesthouse in Chiang Mai that is simply amazing! I strongly recommend! Its called "Sawasdee Chiang Mai House" - A boutique Guesthouse.
First of all is not even 2 months old - one of the reasons why every single thing works just fine! The room is amazing, very big, perfect bad, best linens sets, nice fridge, Air con, cable TV, desk with chairs, wardrobe and a immaculate bathroom. The common area downstairs is very beautiful with the seating, flowers, decorations, plants and water.
You can also use the push bikes (with shimano gears!!) and help yourself drinking coffee or tea and eating fresh fruits all day -> always available and for free!
The staff, in special "Mr. Sam" (Saman Intavimolsri), the owner, is really very friendly and extremely helpful.
They have great complementary WIFI coverage throughout the entire guesthouse. Plenty of places to plug in the computer in the common areas too Including the very nice coffee house just in front of the hotel in the garden (Big Sam Cafe').
