This is the best of the budget options in Hsipaw.

The shared bathroom rooms are modest, but come with a desk, a bench to put your pack on and enough room to swing a small cat. The shared facilities are kept clean and the shower is piping hot. The location, backing onto the Lashio to Mandalay road, means you will get traffic noise and note that the trucks do run this road all night, so light sleepers will need earplugs or plenty of Myanmar Beer. Staff are friendly and there is a common area on the ground floor and a small terrace upstairs. The rooms with private bathroom are well aged, but reasonable for the cost. Owned by Lily of Lily the Home. Free WiFi. If this is full, Mr Kid (T:(082) 80 066), a couple of hundred metres towards Mandalay on the main road, also has equally cheap rooms but the standard is poorer.
