Simple rooms but a cute set-up and a friendly, family-style atmosphere make Baan Mai one of our recommendations amid the clutch of budget guesthouses in the streets around Jong Kham Lake.

As is the case with many in the area, this guesthouse is located in a converted private house so has a very limited number of rooms on offer. Baan Mai is an old but well-maintained wooden building separated from Udom Chai Nithet Road by a minuscule plant-strewn terrace behind which are a couple of tables in what passes for the guesthouse cafe and communal area. It does look like you’ve entered their living room—which you have—while a flight of stairs to the rear leads to the rooms on the floor below. The guesthouse is built on a slight slope above the lake so the street level entrance is, in fact, the first floor.

Beyond this is a small and simple garden area containing a wooden longhouse-style building with a pleasant and spacious balcony giving on to three rooms plus a new brick and concrete construction housing a couple of air-con options and a small terrace area. When we visited the air-con rooms had only just been finished and were the epitome of spartan with just mattresses and air-con units though the owners were intending to tart them up a bit so we’ll reserve comments on decor for now. What is in fact a self-contained, two-bedroom house comes with a shared bathroom, kitchen and living room so is an ideal set-up for families though the rooms are rented separately as well if you don’t mind sharing facilities.

The three rooms in the older block have had a recent makeover and now come with ensuite bathrooms and hot showers. Wooden rooms were cosy and simply yet freshly decorated and come with a varnished wood decking area with chairs and tables. Interiors are very well maintained and the newly added bathrooms were spotless, though having wooden interior walls you won’t have much privacy from your neighbours. That is often par for the course with these type of constructions.

WiFi is available throughout and a simple breakfast of fruit and toast is complimentary with tea, coffee and drinking water available all day.

Bann Mai is small and intimate with a home from home feel to it and run by exceedingly helpful and welcoming owners. Do book in advance for a stay any time of the year and if you miss out, consider trying neighbouring Like View.
