Land boders with Thailand

Next month i will be in Pai or Chang Mai (Thailand), and than i plan to arrive to Yangon .
Can i go to Yangon by land? i heard that the best way is by flight via Bangkok, but only the way to Bangkok is already two times more far than Chang Mai - Yangon...

I've not done this trip but I know you can cross into Burma at Mae Sot / Myawaddy and from there I assume you can make your way to Yangon overland. The whole trip would take at least 20 hours overland, so it would be faster to head to Bangkok and then fly to Yangon.
